Keeping Up With Your Commercial Real Estate | Overseas Property

To successfully conquer the commercial real estate industry, you need patience, knowledge and instinct. The advice in the following article will help you find success through an investment in commercial real estate, as many others have before you.

Focus on a single commercial property at one time. For example, you may choose to work mostly with apartment complexes, strip malls, undeveloped land or restaurants. Each kind demands and is worthy of your complete and focused attention. It is better to be a master of just one, than a novice with many.

Make sure that any property you?re considering purchasing has access to all the utilities you?ll need. Every business has unique requirements, but for most, electric, water and sewer access will be required.

When dealing with commercial real estate, it is important to retain the services of a lawyer with a high level of expertise. You should have your lawyer review everything related to the properties you are involved in. If something does not go correctly in your real estate deals, you are going to need the right person working for you in order to keep your name clean and unblemished.

If you are just starting out as an investor, you would be well-advised to work on just one investment deal at a time. Zero in on your favorite type of property and focus solely on that type, for now. It?s better to be very good at one particular type of real estate than to be okay at a lot of different types.

Real Estate

You probably do not want to sign a lease form that is standard when you are leasing a commercial piece of real estate. Large real estate companies often slip in additional requirements or covenants into lease documents, which could be very long at times. By carefully reading the document, you could avoid the pains associated to certain standard commercial leases.

Take some digital photos of your property. Be especially diligent in photographing any flaws that exist when you move in, like cracks in the wall or stains on the carpet.

You have to remember that your investment depends on rent considerations when you negotiate for a lease. Don?t enter into discussion with a possible renter without knowing your rental rate. Setting your goals will allow you to confidently deal with your commercial property.

Unlike a home loan, you will need a higher percentage down payment for a commercial real estate loan. Finding the best lending agencies and looking for investments is the perfect way to get the loan you need.

You will probably have to put a lot of effort into your new investment at the beginning. You will have to hunt for a good opportunity, and once you have bought property, you might have to do some repairs or remodel it. You should know what to expect and not give up. Stick with it and you?ll be rewarded.

Know what to expect from your realtor by asking them questions about successes and failures. You need to know how they will measure results. Understand exactly how they do business with their clients, and which strategies and methods they employ. Don?t work with any real estate broker whose beliefs and methods aren?t in line with your own.

Research local prices similar properties have sold for before setting a price for your commercial real estate. Different variables can have an impact of the value of a lot.

Pro Forma

This is important because you want to ensure that the terms line up with the pro forma and the rent roll. If you don?t do this verification, you won?t notice any term not considered by the rent roll, and the pro forma could be changed.

Develop the perception that you are an expert by beginning an online blog. This is a great way to introduce people to your products and services and also which properties you have available for sale or leasing.

Always have an inspector look over your commercial property before you put it out on the market. If the inspector finds any problems, you should attend to them promptly.

When entering the commercial real estate market, patience is perhaps your best ally. Do not invest into anything before thinking carefully. You could end up finding that the property falls short of your total goals, making it a regretful purchase. Some investors have to wait for a year or so before they find the right opportunity.

Location is the most important factor in choosing a commercial property to buy. Neighborhood is important, even when you are looking at commercial property. Look at the growth of areas that are similar. If you make an investment in real estate, it is in your best interest to ensure that your property is in an area that will still be growing in five to ten years.

Study up to learn the best ways of recognizing good deals and moving quickly to make the most of them. People who deal in real estate on a professional level can spot a great deal immediately. The secret to a good deal for experienced investors is to have a way out, meaning if they do not like the deal, they will walk away. They have the experience to show them when repairs are necessary, how to correctly calculate their risk and which types of properties will help them to meet their financial goals.

Develop an eagle eye for excellent deals. When people are experienced in real estate, they can spot a good deal almost instantly. Part of their expert knowledge includes knowing when not to make a deal and preparing an exit strategy to extricate themselves. They can assess any damage that needs to be repaired, and they are adept at deciding whether the deal will ultimately benefit their bottom line.

Advertise your property for sale locally and outside your region. Don?t be mistaken by the thought that locals will be the only people interested in your sale. Many private investors are willing and able to purchase properties outside their immediate community if the price is right.

Find out how the company that you are considering accounts for results. Ask them how they estimate your needed space, what criteria they use to vet potential properties and how they intend to get you the best price. Understanding how the firm works is beneficial prior to signing an exclusive agency with them.

Be cautious of signing standard lease forms when leasing commercial real estate. The largest real estate companies are known to fill their lease documentation with wordy clauses including hidden requirements. Standard commercial leases may be full of such clauses, so it?s important that you actually read the document before signing.

Create or purchase an inspection checklist before starting to evaluate properties. Tour each potential property, and check how well it meets the requirements on the list. Whilst you can take the first proposal responses, make sure that you don?t go any further without first informing the property owners of your plans. Do not be afraid to let it slip to the owners that there are other properties that you are considering. You might score a more reasonable deal that way.

Compile a number of people to partner with financially. These can be professional lenders, friends and family. This will allow you to ascertain cash flow. Contracts should be devised that either provide you with a fixed rate of interest on the loan repayment, or provide them with a percentage of what you make from the property.

Real Estate

It is a far lengthier, and more complicated, process to purchase a commercial property than a residential one. You should understand that although this is a huge undertaking, when all is said and done you will receive a big return on the investment.

The above articles should be of significant help when you begin planning your real estate investing goals. In this business, success goes to the prepared. Use what you?ve learned here to successfully leverage your resources in the commercial real estate investment market.

Blue widgets are an up and coming topic, so you should learn as much as you can on it. It might take a while to fully comprehend this topic, but this article should have helped you get started. Then, you can learn more and more until you become an expert.

Senate leaders still have no fiscal cliff deal, time running out: senior aide

CHICAGO (Reuters) - The FBI is still searching for one of two convicted bank robbers who escaped last week from a high-rise jail in downtown Chicago by lowering themselves on a makeshift rope nearly 20 stories to the street. Kenneth Conley, 38, and his cellmate, Joseph Jose Banks, 37, escaped from the Metropolitan Correctional Center early on the morning of December 18. The pair apparently broke a window in the cell they shared, squeezed through the opening and lowered themselves to the street. They then hailed a cab to make their getaway. ...

Your one-minute real estate update ? Off the Kuff

by Charles Kuffner.

I just have one mostly tangential thing to say about this.

Houston will see a modest and steady growth in retail activity in 2013, according to Ed Wulfe?s annual retail forecast.

And the following year should be much better, said Wulfe, who is chairman and CEO of Wulfe & Co., a retail development, brokerage and property management firm.

The amount of new shopping center space to be built and opened in 2013 will be slightly greater than this year?s, while 2014 should be ?very strong based on what?s underway,? Wulfe said.

I note that story mostly because it seems like as good an excuse as any to wonder once again about the status of all those long-dormant projects whose empty lots serve as a daily reminder of their lack of activity. I speak of course of the Stables and the Robinson Warehouse, now celebrating its sixth anniversary of vacantness. At last report the Sonoma site was being redeveloped; I can?t personally confirm this, as I generally avoid the area. Regent Square was supposed to have commenced construction in October, but I haven?t seen anything on the Allen Parkway part of the property. And one property that I generally forget about but was in the news recently, the old Astroworld site, also continues to lay fallow. I know this story is about retail development, and most of the sites I?m talking about were intended to be residential or mixed-use, but I feel like the Houston real estate market won?t truly be healthy again until something is happening with all of them.

Rape victim's death sparks lockdown in India

Six men will appear in an Indian court on Thursday facing the prospect of the death penalty after they were charged with the murder of a woman whose gang rape sparked nationwide protests. India faced an ongoing security lockdown last night as it was riven by public anger and an anguished national debate about the treatment of women. More than a thousand mourners gathered in New Delhi yesterday to express their grief and sympathy for the 23-year-old physiotherapy student and to call for greater protection for women from violence.

India's Prime Minister, Manmohan Singh, who has been criticised for his delay in responding to public outrage, yesterday acknowledged the need for a profound change in the treatment of women, while at the same time seeking to defuse the growing anger: "The need of the hour is a dispassionate debate and inquiry into the critical changes that are required in societal attitudes. I hope that the entire political class and civil society will set aside narrow sectional interests and agenda to help us all reach the end that we all desire ? making India a demonstrably better and safer place for women to live in."

The young woman, who has not been identified, died in a hospital in Singapore from multiple organ failure days after she was airlifted out of India in an attempt to save her life. Her death came nearly two weeks after she was repeatedly raped and assaulted with an iron rod, suffering severe organ damage. The attack occurred when the woman was on her way home from watching a film with a male friend who was beaten by the gang. After the attack, the woman and her male companion were thrown, stripped of their clothes, from a moving bus in New Delhi.

Dr Kelvin Loh, chief executive officer of the Mount Elizabeth Hospital in Singapore, said in a statement announcing her death: "She was courageous in fighting for her life for so long against the odds but the trauma to her body was too severe for her to overcome." The Indian government is preparing to fly her body home, along with members of her?family.

Outrage and protest about the assault escalated violently last week when police used batons, water cannon and tear gas in clashes with hundreds of demonstrators; one policeman died in the protests. Indian authorities, fearing a new wave of demonstrations yesterday, deployed hundreds of policemen to seal off the President's palace, the Prime Minister's office and key ministries, which have been the scene of battles between police and civilians. They closed 10 metro stations and banned vehicles from some main roads in the centre of the capital.

Although more than 1,000 people gathered at two locations, the demonstrations were peaceful. In one spot, a wreath studded with white flowers was laid on the road, a candle lit and a silent tribute held for the young woman. Near by, members of a theatre group played small tambourines and sang songs urging society to wake up and end discrimination against women.

Intense media coverage of the attack, coupled with protests organised quickly via social media, have forced political leaders to consider wider problems surrounding the treatment of women in India. Sonia Gandhi, the head of India's ruling Congress Party, expressed her grief over the woman's death, expressing her sympathies for the rape victim's family. "The whole country shares their pain. Today, we pledge that she will get justice, that her fight will not have been in vain," she said, adding: "It deepens our determination to battle the pervasive, the shameful social attitudes and mindset that allow men to rape and molest women and girls with such an impunity."

The protesters heckled Sheila Dikshit, chief minister of Delhi, when she came to express her sympathy with them, forcing her to leave the venue. They blamed her for the deteriorating law and order situation in the Indian capital.

Statistics suggest sex crimes are on the rise. New Delhi has the highest rate among India's major cities, with a rape reported on average every 18 hours, according to the police. The number of reported rape cases in the country rose by nearly 17 per cent between 2007 to 2011, according to government data. Only one in four of those accused are convicted.

Ratanjit Singh, a junior Home minister, said the government will shame offenders by publishing a database of convicted rapists along with their photos. This was supported by some women's rights groups, who say that female victims are often blamed for sex crimes in India. Mamta Sharma, head of the state-run National Commission for Women, said the "time has come for strict laws" to stop the violence. "Society has to change its mindset to end crimes against women," she said.

Meenakshi Ganguly, South Asia director of Human Rights Watch, said: "The outrage now should lead to law reform that criminalises all forms of sexual assault, and strengthens mechanisms for implementation and accountability, so that the victims are not blamed and humiliated."

Elsewhere, in Punjab, an 18-year-old woman killed herself by drinking poison weeks after she told police she was gang-raped. State authorities suspended one police officer and fired two others on accusations they delayed investigating the case. The three accused of the rape were arrested only last Thursday, a month after the crime was reported.

Prime Minister Singh said he understood the public's angry reaction to the attack and hoped all Indians would work together to make appropriate changes.

"These are perfectly understandable reactions from a young India and an India that genuinely desires change," he said. "It would be a true homage to her memory if we are able to channel these emotions into a constructive course of action."

Military projects and nanotechnology push boundaries of flexible electronics in imaging technologies

Posted: Dec 29th, 2012 (Nanowerk News) Aiming to address the strategic military need for accurate, high-resolution imaging, a University of Wisconsin-Madison electrical and computer engineer working with the U.S. Air Force Office of Scientific Research and the U.S. Department of Defense has a simple goal: to make night vision more accurate and easier for soldiers and pilots to use. Professor Jack Ma
Jack Ma
Through some key breakthroughs in flexible semiconductors, electrical and computer engineering Professor Zhenqiang "Jack" Ma has created two imaging technologies that have potential applications beyond the 21st century battlefield.

With $750,000 in support from the Air Force Office of Scientific Research (AFOSR), Ma has developed curved night-vision goggles using germanium nanomembranes.

Creating night-vision goggles with a curved surface allows a wider field of view for pilots, but requires highly photosensitive materials with mechanical bendability-the silicon used in conventional image sensors doesn't cut it.

Instead, Ma's design employs flexible germanium nanomembranes: a transferrable flexible semiconductor that until now has been too challenging to use in imagers due to a high dark current, the background electrical current that flows through photosensitive materials even when they aren't exposed to light.

"Because of their higher dark current, the image often comes up much noisier on germanium-based imagers," says Ma. "We solved that problem." Ma's dark current reduction technology has also been recently licensed to Intel. In another imaging project, the U.S. Department of Defense has provided Ma with $750,000 in support of development of imagers for military surveillance that span multiple spectra, combining infrared and visible light into a single image. "The reason they are interested in IR is because visible light can be blocked by clouds, dust, smoke," says Ma. "IR can go through, so simultaneous visible and IR imaging allows them to see everything." Inexpensive silicon makes production of visible light imagers a simple task, but IR relies on materials incompatible with silicon. The current approach involves a sensor for IR images and a sensor for visible light, combining the two images in post-processing, which requires greater computing power and hardware complexity. Instead, Ma will employ a heterogeneous semiconductor nanomembrane, stacking the two incompatible materials in each pixel of the new imager to layer IR and visible images on top of one another in a single image. The result will be imagers that can seamlessly shift between IR and visible images, allowing the picture to be richer and more quickly utilized for strategic decisionmaking. "They are looking for the highest resolution they can get," says Ma. "Something that can take one picture with everything in it."

The biggest gaming trends of 2012 | VentureBeat

It?s time to look back on the biggest trends for gaming in 2012. These are the macro oceans where the micro companies swam. If you?re guiding a game company, it?s always good to know whether you?re moving with the tide or against it.

In contrast to our article on the biggest game stories of the year, these aren?t individual events affecting a single company. These trends surfaced multiple times during the year with different companies. But the patterns were similar and, when viewed as a group of related events, they signaled something larger happening. We?ll try to explain why these trends mattered.

Tiny Wings_best mobile gamesMobile becomes the major platform to target

Mobile game companies were once too small to be noticed. But with more than 821 million smartphones and tablets selling this year (according to market researcher Gartner), the mobile game market is too big to ignore now. New devices like the iPad Mini will only make the this market more interesting.

Rovio hit the big time with more than a billion copies of Angry Birds downloaded (it launched Angry Birds Star Wars, pictured at top, this year). Zynga shifted gear in a big way into mobile games, but so far it hasn?t been able to extend its dominance in Facebook games to mobile. With a wide-open market up for grabs, everybody is entering it. That includes entertainment giants such as Disney, which had five No. 1 hits in the past year, as well as established mobile leaders such as Electronic Arts and Gameloft. Joining the party is a raft of new startups. It?s also increasingly common to see established companies such as King.com test their ideas on social networks?and then launch the successes on mobile.

Companies are following the users, with 44 percent of people now playing mobile games. ?Mobile first? is becoming a more common strategy, and 42 percent of game startups are now focused on mobile gaming. In this environment, getting lots of users matters as does monetization strategy. No longer can developers rely on just getting lucky. But getting repeat hits is a great challenge. If your company hasn?t expanded into mobile, you may have a new chief executive officer soon.

Tim SchaferCrowdfunding revives midsized developers

A slowdown in venture capital funding (in the wake of Zynga?s market crash) meant that developers had to get money from somewhere. Many of them turned to Kickstarter, the crowdfunding site that allowed them to raise money from fans. The site churned out millions of dollars in funds for midsized developers who couldn?t get money from publishers. These developers ? from Tim Schafer?s Double Fine Productions (Schafer is pictured right) to Brian Fargo?s inXile Entertainment ? had big fan followings that allowed them to tap the crowd.

The amount of funding raised was impressive, with Ouya leading the way at $8.3 million for its Android-based game console. But there were plenty of Kickstarter campaigns that failed. In all of 2011, game companies raised $3.6 million on Kickstarter. In 2012, more than $50 million had been raised as of August. The success of Kickstarter led to new game-focused crowdfunding sites such as Gambitious and Gamesplanet Lab. Chris Roberts tried a hybrid of a Kickstarter campaign and a fundraiser on his own site for Star Citizen. If these crowdfunding methods take off, developers will have more alternatives beyond traditional game publishers when it comes to funding their creative visions. Crowdfunding could disrupt venture capitalists, or at least keep them more honest.

adobe layoffsGame studios cut back as the console cycle comes to an end

Retail game sales fell at double-digit percentages compared to the previous year for practically every month of 2012, and that was the case even though 2011 sales weren?t anything to brag about. Nintendo recognized the pattern and launched its Wii U console just in time. But Microsoft and Sony waited, and that has made life tough for a lot of traditional game studios.

Layoffs were the result. Job cuts spread far and wide, hitting companies including Microsoft, Glu Mobile, Foundation 9?s Backbone Entertainment, EA-BioWare, PopCap Games, Trion, Petroglyph, THQ, Sega, and?Blizzard Entertainment.

The game industry has always been about winners and losers. These companies cut their losses and positioned themselves for the road ahead.

Steve Perlman, ousted founder of OnLiveCloud gaming has a mixed year

OnLive carried the flag for cloud gaming for many years. In 2010, it launched a cloud gaming service that?would allow people with low-end computers to play high-end games that were processed in a data center and then streamed as videos to the players? screens. The cloud would allow players to log into their games from anywhere and play as long as they had a good Internet connection. OnLive beat its milestones and surprised the skeptics for a while, but it?hit the wall in August, running out of money. The company changed hands and suffered a big setback.

Fortunately, rival Gaikai managed a great exit, selling out to Sony for $380 million.?By year end, CiiNow revived hopes by raising money from Advanced Micro Devices for its cloud gaming software, aimed at heading off some of the problems that OnLive encountered. Playcast took cloud gaming services into international markets, and Big Fish Games launched a casual cloud gaming service.

badgeville1Gamification pumps up

Gamification is defined as using game-like mechanics to increase the engagement of nongame mechanics. Market researcher Gartner warned that 80 percent of gamification efforts could fail.?But that rate isn?t so scary considering the percentage of games that fail. But the fact that Gartner cared about gamification at all was a sign of growing awareness.

Many hope that gamification will catch on big time in the enterprise. Consulting firm?Capgemini offered a big endorsement?when it said it would help companies gamify their sales and other processes. Gamification services firm Badgeville scored $25 million in funding as its business took off. As more corporations adopt gamification, the culture of game playing will spread far and wide. It could also take off in fields such as?sales, marketing, web design, fitness, and?education. Gamification is cutting through the hype, and it could gather further momentum in the coming year as long as companies stay focused on real business.

zynga poker 1Social casino games spread like wildfire

Social casino games gained traction this year, fueled by investor speculation that such games could benefit from the coming legalization of online gambling in the U.S. There are a lot of barriers to be overcome in this quest, but that didn?t deter the hopeful.

Zynga has the largest social casino game with Zynga Poker, with 31 million monthly active users. But it got a lot of company after the Justice Department unexpectedly broke down one barrier when it ruled a year ago that online gambling could be legal in the U.S. as long as states passed laws permitting it. In January, IGT paid $500 million for Double Down Interactive, a social gaming company with only 70 employees.

After that, dozens of new startups received funding for their social casino and sports-betting games. Analysts report that social casino games will generate?$1.6 billion in revenue?this year, and that will steadily grow over the next several years.?Betable has cut deals?with five social casino game companies to convert their titles into real-money gambling games. The company tracks more than 2,000 social casino games worldwide. Zynga?s stumbles slowed down the enthusiasm, but Facebook embraced the trend too when it allowed Gamesys to launch a real-money gambling Bingo game on Facebook in the United Kingdom.

Zynga?s crash took some of the air out of this bubble, but many are still betting that online gambling will give a big boost to the social casino game companies, and visa versa.?Zynga itself is betting big?on online gambling, and?so is Facebook. We?ll find out next year if this trend has staying power.

LOL League of Legends gameplayOnline triple-A games gain critical mass

When League of Legends debuted in 2010, it started a revolution that drew hardcore gamers away from their consoles to play an online battle arena game. It grew and grew, and publisher Riot Games was acquired by China?s Tencent for nearly $400 million. The hardcore online tank-battle game World of Tanks, published by Wargaming, grew by more than 27 million players this year to more than 45 million by the end of 2012. Those titles were helped along by livestreaming on Twitch, and they developed big followings among fans who played the games in eSports tournaments.

That made everybody stand at attention. New hardcore online game companies such as Meteor Entertainment, the publisher of Hawken,
have jumped on the opportunity. More promising hardcore online titles are on the way from companies such as Rumble Entertainment, Crytek, and others. These?are the games that will give $60 console titles a run for their money, and they may prove very disruptive in the long run.

Not all the hardcore titles have caught traction. Microsoft?s Flight simulation game didn?t catch hold as a free-to-play title, and it came crashing down to earth.

Star Wars Knights of the Old RepublicMMOs go free to play

Massively multiplayer online games lived off the subscriptions of gamers for years. World of Warcraft soared past 12 million?subscribers in 2011. But in 2012, gamers warmed up to the attractions of free-to-play games, where users play for free?and pay real money for virtual goods. No longer were they willing to pay $10 or $15 a month. One after another, the marquee?MMOs moved to free to play.

These included Dungeons & Dragons, Everquest, Vanguard, Star Trek Online, and others. Blizzard made the first 20?levels of World of Warcraft available as a free-to-play title. And even Star Wars: The Old Republic, developed over six years?at a cost of more than $200 million, was forced to go free to play. World of Warcraft has slipped to 10 million subscribers,?and it may not be long before it too will have to go the same route. The competition in the online world is stiff, and it?remains to be seen if the free-to-play gamers will spend enough to make these games viable. But there?s no turning back.

red-robot-labsThird party game publishing migrates to mobile

To increase their chances of getting a hit amid a sea of mobile games, publishers are setting up more third-party services in order to scoop up the talented developers who prefer to work on the outside. As its core casual games market slowed down, Zynga moved fast to set up?third-party publishing?for both social network and mobile games. Its slate of titles included midcore titles such as Row Sham Bow that were outside of Zynga?s core focus.

Third-party alliances were a popular way to make strategic moves. Activision moved into mobile by setting up a third-party mobile game publishing platform operating in a partnership with Flurry.?Red Robot Labs?(founders pictured right) set up a publishing operation based on its successful location-based mobile gaming platform.?Playsino?set up a third-party operation for casino games. TinyCo, Tapjoy, and many others also set up similar platforms.

The pattern reflected the need to diversify beyond a company?s core development teams. The third-party publishing made sense for developers who wanted to stay independent but take advantage of a partner?s distribution reach. This third-party publishing is a great way to play the field and play it safe at the same time.

crowdstarGaming goes global

Peter Relan, the chairman of incubator YouWeb and its portfolio company CrowdStar,?argued?that companies could reach billion users by leveraging social, mobile, and international game markets. Many other game leaders realized that, and 2012 was the year when they expanded far and wide beyond the usual international markets. Gaming took off in Brazil, Russia, China, and India. But the market in Turkey and the Middle East gave rise to strong companies such as?Peak Games.

Japan?s Gree and DeNA expanded into the West, spending heavily on acquisitions. By the end of the third quarter, DeNA was generating $627 million in revenue per quarter, so it had lots of cash to throw around. Tencent, the huge social media company in China, expanded into the West by taking a stake in Epic Games, the creator of the Gears of War console series. And likewise, industry leaders like?Electronic Arts?took their games into China via relations with Tencent.

Companies that go global have an extra leg to stand on when times get tough. Zynga failed in Japan. Had it succeeded, it might have withstood the financial storm that struck when its core Facebook market slowed.

Adult ADHD often exists with additional conditions and issues ...

Everyone has trouble focusing from time to time, but for those with ADHD, the issue can place a large amount of strain and struggle on everyday life.

Some who have the disorder as children grow out of it, but for adults who retain their ADHD symptoms, understanding the disorder in the context of adulthood takes on a new importance.

Research is being done to understand just how many adults this affects, and what other issues commonly accompany the condition.

Adult ADHD Explained According to The Mayo Clinic, attention deficit hyperactivity disorder (ADHD) always starts in early childhood, even if it goes undetected or undiagnosed for years.

Previous belief held that symptoms waned as patients exited childhood, but it is now known that for some, the disorder can last throughout their life.

Hyperactivity, impulsive behavior and inattention are the main symptoms of adult ADHD symptoms. Restlessness, disorganization, difficulties concentrating, mood swings and trouble dealing with stress or anger are common expressions of these symptoms.

For those with adult ADHD, it is common for their symptoms to cause additional difficulties in everyday life. Trouble at work or school, low self esteem and unstable relationships often stem from ADHD symptoms. Missing deadlines, forgetting meetings and hot tempers can be manifestations of these symptoms that lead to difficulties in work and social situations.

According to The Mayo Clinic, ?Many adults with ADHD aren?t aware they have the disorder ? they just know that everyday tasks can be a real challenge.?

While most people experience these symptoms occasionally, doctors only diagnose ADHD when they lead to significant problems in various areas (i.e., in both career and personal relationships).

Furthermore, in adults with ADHD, these symptoms have been a problem throughout life. If the symptoms only developed recently, it is not considered adult ADHD. Adult ADHD is often difficult to diagnose, due to the fact that some symptoms overlap with other disorders, like mood disorders. On top of this, many adults with ADHD are also coping with anxiety or depressive disorders. Some studies have attempted to measure the rates of these additional problems.

Prevalence & Additional Difficulties

The Mayo Clinic reports that one in three people with ADHD grows out of the disorder, one in three experiences mild symptoms as adults, and one in three deals with ongoing severe symptoms throughout adulthood.

A 2006 Harvard Medical School and National Institute of Mental Health (NIMH) survey attempted to quantify the disorder?s prevalence on a larger scale. The study, lead by Ronald C. Kessler, PhD, and published in the American Journal of Psychiatry, is known as the National Comorbidity Survey Replication (NCS-R). Comorbidity is the existence of existence of more than one disorder at once.

A sample of 3,199 adults, aged 18 to 44 years of age were surveyed for ADHD in particular. The initial, wider survey included an assessment of 9,282 adults, then a follow up for 5,692 of these respondents.

Those assessed for ADHD were placed into four categories: people with no reported childhood ADHD, people with some reported symptoms, but not sufficient for a childhood ADHD diagnosis, people who had ADHD as a child but reported no adult symptoms, and those with childhood ADHD who did report symptoms during adulthood.

Results led authors to estimate that 4.4% of the adult American population is coping with ADHD.

The study found that these adults with ADHD were likely to be dealing with a number of other issues (comorbidity). According to the authors, adult ADHD is significantly comorbid with a variety of other mental health conditions, and the strength of this comorbidity doesn?t vary greatly from class to class of disorder.

Depression, anxiety, mood disorders and substance abuse were common additional disorders found in the adults with ADHD.

These adults were mostly men (61.6 percent), and mostly non-Hispanic whites (81.8 percent). These adults with ADHD were also commonly divorced and fell into the ?other? employment category ? meaning they were unemployed, disabled or otherwise unable to work.

Moreover, while many of those with adult ADHD (specifically females) had received treatment in the previous year for substance abuse or other mental health issues (53.1 percent of the females with ADHD and 36.5 percent of the males), only 22.8 percent of the females and 27.7 percent of the males had ever undergone ADHD treatment.

Even lower were the counts of those who had received ADHD treatment in the past year ? 12.1 percent of the females and 10.1 percent of the males.

It is important to note that this study was based initially on self reports, and that comprehensive follow-ups were only completed with portions of those surveyed, both of which may lead to some variation.

Furthermore, the presence of other issues does not necessarily mean that the ADHD causes these comorbid conditions, or vice versa, but only that they are both present.

However, this study does offer an interesting look into the prevalence of ADHD among adults, as well as other issues that may come along with this difficult disorder.

For those that suspect they may have adult ADHD, The Mayo Clinic suggests scheduling a visit with a doctor and preparing before hand. Writing down questions to ask, symptoms experienced, issues that have resulted from these symptoms, medications taken and recent life changes can help this initial appointment be effective.

As more is learned, both doctors and patients will become better able to treat and cope with adult ADHD and potential comorbid disorders.

Baidu - Why You Cannot Buy It - Seeking Alpha

Disclosure: I have no positions in any stocks mentioned, and no plans to initiate any positions within the next 72 hours. I wrote this article myself, and it expresses my own opinions. I am not receiving compensation for it (other than from Seeking Alpha). I have no business relationship with any company whose stock is mentioned in this article. (More...)

Baidu (BIDU) is the leading search engine in China and has grown at an eye popping pace since inception. The company has benefited greatly from the implicit barriers that the Chinese government puts up against foreign companies. Google (GOOG) was forced to abandon one of the richest Internet markets because of Chinese censorship policies. Companies like GE (GE) and Siemens (SI) have also complained in the past about the unequal playing field for foreign companies in China. Baidu has grown to be the second most valuable search engine company after Google. This is mainly due to their Chinese home advantage. Google is the dominant search engine in almost every country except Russia and China. Baidu has managed to successfully navigate through the Chinese bureaucracy (and its attendant information secrecy) to become a $35 billion behemoth.

Why you cannot buy Baidu

Technology not as good as Google

Baidu's core search product is not as good as Google's search engine. Its success in the past has been more due to local factors than technological superiority. The way it displays its ads in the search pages is also not as user friendly as Google. This makes the company susceptible to change in China's policies in the future. If the Chinese government opens up and allows more foreign competition, then Baidu could be in trouble. Currently trade wars are flaring up between China and US on a number of issues like steel, solar and wind turbine imports. Europe is also seeking to impose duties on imports of Chinese solar panels. China could be forced to give concessions like providing better access to Western companies.

Competition is Growing after Google exit

Baidu has been losing marketshare to local home grown competition like Qihoo 360 (QIHU), Sohu (SOHU) and Tencent Holdings (TCEHY). It's almost monopolistic marketshare in the Chinese market implies that Baidu marketshare has only one way to go - down. Baidu's marketshare has come down from 80% in 2011 to 58% in 2012. Google has got only a miniscule 6% marketshare due to its exit in 2010. However, if Google is allowed to return, then Baidu could face a huge headache in its core search segment.

One Country Pony

Baidu earns most of its revenues from China and does not have a material presence elsewhere. Its efforts to diversify to other neighboring countries like Korea and Japan have not borne fruit. While we concede that China is a huge market, the concentration risk cannot be ignored lightly. The slowing of the Chinese economy and the fall in the Shanghai stock market has affected Baidu. A future hard landing in China would be bad for Baidu. Google earns almost 50% of its revenues from outside its home market. Lots of companies are dependent on their home market for most of their revenues. However, the contrast to big Internet companies like Amazon (AMZN), Google and Microsoft (MSFT) remains stark in this case

Mobile Search Marketshare is not even half that of PC

Baidu's marketshare in the mobile phone search segment is not even half that of the PC share. This has been the biggest cause of the stock price decline as analysts have repeatedly emphasized this point. Search queries are rapidly moving towards mobile phones and tablets. This means that Baidu is at risk of losing its top dog position in China's Internet search sector.

Late Investment in Cloud Computing

Baidu has been late to the cloud computing space though it is now investing a massive 10 billion yuan to build a cloud computing centre. It is copying Google and Amazon who have been the first movers in the market. Baidu is introducing a copycat Google Drive with a 100 GB space.

Chinese ADR Risks

Chinese companies listed in the US have come under sharp attack for accounting problems if not outright fraud. Baidu has not shown any such problem yet, however this risk has to be kept in mind while investing. The SEC is taking action against Chinese subsidiaries of big audit firms for not providing adequate disclosure. This has the potential of turning into a nasty fight between US and China in which the Chinese ADRs will get hit.

Risks to the Upside

Online Video Leadership in China

Baidu has managed to enter new business streams such as online video in which it has become the No.2 player just behind the market leader Youku (YOKU). The company has managed to successfully copy Google's entry into online video (Youtube). Google is managing to increase its online ad revenues through monetizing Youtube videos. Baidu is set to follow Google's example in this revenue stream as well.

Growth Still Strong but Tapering Off

Baidu's revenue and operating profit growth is still quite strong, increasing by 50% y/y in Q312. Baidu's customers increased by 29% y/y and have reached 400,000. In less developed markets like China and India, customer relationships with SMEs are more important than places like USA. Customers are still mainly acquired through offline means as they don't have a good knowledge about online advertising. Revenues per customer growth decreased sharply to 16.8% y/y. Overall, the trend line for most metrics shows a declining growth trend.

Valuation is not Cheap though not as Expensive either

Baidu's valuation has come down substantially from the heady P/E multiples it used to command earlier. However, it is not cheap either as it trades at roughly 8.5x P/S based on current quarter revenues of ~$1 bb. The P/E at ~20x based on current quarter earnings is not expensive given that the company is expected to grow by 25-30% next year. But in technology, we know that the earnings can evaporate suddenly based on an abrupt technology change. We think that Baidu, despite its recent fall, is still not cheap.

Baidu's stock has fallen by ~40% from its peak in 2011 to ~$100 now due to concerns about mobile monetization, slowing growth, Chinese ADR issues and a 3Q12 revenue miss.

Summary

Baidu remains a formidable Internet force in China due to its dominant search engine. However, the company has been late in entering segments like cloud computing, mobile etc. The company has also lost marketshare in the PC and desktop segments to local competitors. There is always the danger of Google returning after a deal with the Chinese government. The company's valuation is still not cheap despite the price fall seen in the last couple of years. Baidu is undertaking a painful transition of moving into the mobile market from PCs. It has not been proactive in recognizing the new Internet trends. Its strategy has always been to copy the western Internet companies. This is the reason that they have not been successful in their international operations. The Chinese government implicitly protects them in the massive domestic market. I think the days of sharp stock price growth are over for Baidu. It may not make sense to buy Baidu.

In passport kerfuffle, Taiwan is stickin' it to China

Taiwan is fighting back with stickers after China issued passports showing ownership over the entire South China Sea.

Pictures on Beijing?s latest passports show a map of China that includes two parts of Taiwan, including its scenic showpiece Sun Moon Lake. The travel documents also depict islets in the South China Sea as China's, despite competing claims by Taiwan and several Southeast Asian countries.

China, already a regional heavyweight, is believed to have issued 5 million of the passports between April and November when they inflamed a regional dispute with neighbors. Now Taiwan is joining the chorus of protest, not by refusing to stamp them as Vietnam has announced it is doing, and not by issuing their own maps as India has done, but with some provocative stickers with a message to China. ?

China has claimed Taiwan as part of its turf since the 1940s, when Chiang Kai-shek?s Nationalists set up a government to rival mainland China's about 100 miles offshore after losing the Chinese civil war to Mao Zedong?s Communists. The relationship between China and Taiwan has been up and down for the past few decades: Both?formal reunification with the mainland and full Taiwanese independence have been suggested,?but a tempering of relations has kept many content with the middle ground status quo, with Taiwan considering itself an effectively independent territory.?

Still, the maps in China?s passports were taken as a bold affront to that. In response, Taiwan?s main opposition Democratic Progressive Party gave away 10,000 pink stickers at the foreign ministry consular office in Taipei. The stickers that read ?Taiwan is my Country? can be slapped onto the back cover of a Taiwan passport or onto a plastic passport protector.?

The stickers went fast two weeks ago, so the party copied off another 20,000. ?People just love them,? says its policy coordination executive director Joseph Wu. ?It?s quite clear that what China is doing trespasses into our sovereignty. Taiwan is not under any country?s jurisdiction.?

Across town, the smaller Taiwan Solidarity Union Party printed out oversized paper effigies of the Chinese passports and marred or burned them at a rally, according to local media.

Taiwan and China have set aside differences over sovereignty since 2008, when the island?s conciliatory President Ma Ying-jeou took office. Mr. Ma?s government has signed 18 deals with China, drawing Taiwan closer to the world economic powerhouse. Talks on those agreements built mutual trust that didn?t exist before.

The island?s foreign ministry says?that trust is now being questioned. The ministry?s news release calls China?s passport issue ?a provocative act that will ? damage the mutual trust laboriously built by the two sides in recent years.?

Taiwanese opposition forces are protesting the Chinese passports because they worry that the government is courting China rather than standing up to it, but analysts say officials in Taipei are just as irked as their skeptics.

?Our government thinks that China betrayed common ground, which is that there?s one China but subject to different interpretations,? says Nathan Liu, an associate international affairs professor at Ming Chuan University in Taiwan, citing the basis for talks and deals since 2008.

Shinzo Abe elected as Japan's prime minister

TOKYO (AP) ? The lower house of Parliament has named conservative Shinzo Abe (shin-zoh ah-bay) as Japan's new prime minister.

The rise of Abe, whose nationalist positions have in the past angered Japan's neighbors, ends more than three years at the helm for the left-leaning Democratic Party of Japan and brings back the conservative, pro-big business Liberal Democratic Party that governed for most of the post-World War II era.

Abe, who was also prime minister in 2006-2007, led the LDP to victory in parliamentary elections Dec. 16. He was to name his Cabinet later Wednesday after a vote in Parliament's upper house, where his party is weaker. But the lower house has the final say.

Cuban state-run media didn't confirm that he visited Chavez, but said he came "to express his support" for the Venezuelan president. The Cuban government had invited media to cover Morales' arrival Saturday and departure Sunday but withdrew the invitation with no explanation.

Photos released by Cuban media showed President Raul Castro greeting Morales at the airport in Havana.

Morales aides said Monday he planned to make a statement later about Chavez.

Chavez underwent on Dec. 11 his fourth cancer-related operation since last year, two months after winning reelection to a six-year term. Venezuelan officials say his condition is stable.

Sacks of potatoes stand in for humans in Boeing's in-air Wi-Fi tests

18 hrs.

CHICAGO (AP) -?If the wireless Internet connection during your holiday flight seems more reliable than it used to, you could have the humble potato to thank.?

While major airlines offer in-flight Wi-Fi on many flights, the signal strength can be spotty. Airlines and aircraft makers have been striving to improve this with the growing use of wireless devices and the number of people who don't want to be disconnected, even 35,000 feet up.?

"That's where potatoes come into the picture," Boeing spokesman Adam Tischler said.?Engineers at Chicago-based Boeing Co. used sacks of potatoes as stand-ins for passengers as they worked to eliminate weak spots in in-flight wireless signals. They needed full planes to get accurate results during signal testing, but they couldn't ask people to sit motionless for days while data was gathered.?

It turns out that potatoes ? because of their water content and chemistry ? absorb and reflect radio wave signals much the same way as the human body does, making them suitable substitutes for airline passengers.?

"It's a testament to the ingenuity of these engineers. They didn't go in with potatoes as the plan," Tischler said.?

Recapping the serendipitous path that led to better onboard wireless, Tischler said a member of the research team stumbled across an article in the Journal of Food Science describing research in which 15 vegetables and fruits were evaluated for their dielectric properties, or the way they transmit electric force without conduction.?

Its conclusions led the Boeing researchers to wonder if potatoes might serve just as well as humans during their own signal testing. Despite some skepticism, they ended up buying 20,000 pounds of them.?

Video and photos of the work, which started in 2006, show a decommissioned airplane loaded with row upon row of potato sacks that look like large, lumpy passengers. The sacks sit eerily still in the seats as the engineers collect data on the strength of wireless signals in various spots.?

The Boeing engineers added some complicated statistical analysis and the result was a proprietary system for fine tuning Internet signals so they would be strong and reliable wherever a laptop was used on a plane.?

Boeing says the system also ensures Wi-Fi signals won't interfere with the plane's sensitive navigation and communications equipment.?

"From a safety standpoint, you want to know what the peak signals are, what's the strongest signal one of our communications and navigation systems might see from a laptop or 150 laptops or 350 laptops," Boeing engineer Dennis Lewis explains in a video.?

In a nod to the humor in using a tuber to solve a high-tech problem, researchers dubbed the project Synthetic Personnel Using Dialectic Substitution, or SPUDS.?

The company says better Wi-Fi signals can be found already on three Boeing aircraft models flown by major airlines: 777, 747-8 and the 787 Dreamliner.
